What's Included When You Build or Renovate With Us

Most builders talk about “quality finishes” and “attention to detail” without saying what that actually means for your project. Here's what's actually included, stage by stage, so you can hold this page up against anyone else's and compare properly.

We focus on bigger jobs: renovations and second storey additions, custom new homes, and full design and construct. If you're after a deck or a pergola, we're not your builder, and we'd rather say that now than after a call.

None of this is an upgrade tier. It's just how the job runs.

A Price That Doesn't Move

Once your design and selections are locked in, that's the number. Say a wall comes down and the frame behind it turns out to be termite damaged, that gets flagged and priced before anyone keeps working, it doesn't just show up as a bigger number on the next invoice.

Real Engineering, Not a Sketch

The planning phase includes actual engineering, not a concept drawing with a price guess attached. Your early estimate is based on a plan that's already been checked as part of our building process.

One Builder, Start to Finish

Checked Before You Get the Keys

Multiple rounds of quality checks before handover. Whatever doesn't meet standard gets fixed first, then you get a full Home Operational Manual, warranty visits at 30, 60 and 90 days, and the statutory protections required under NSW's Home Building Act.

Log into the Building Management Portal and see photos and updates as the job moves, rather than finding out where things stand next time you happen to call.

What Happens When Something Unexpected Turns Up

This is where most builders lose trust. A wall comes off and there's rot behind it, or a slab needs more prep than expected once it's dug out. Somewhere else, that becomes a surprise line on the final invoice.

Where the European Training Actually Shows Up

Tom studied buildings in Barcelona and London that had been standing for centuries, and what stuck wasn't the architecture, it was how obsessive the early-stage accuracy was. A frame that's out by a few millimetres, or a wall that's a fraction off plumb, doesn't look wrong on day one. It shows up eighteen months later as a door that won't close properly or a tile line that never quite sits flush.

The Bits That Depend on Your Home

These aren't fixed because your home isn't identical to anyone else's. That's the honest reason, not a way to leave the price open-ended.

  • Selections - your benchtops, tapware, flooring, whatever you're choosing, get priced once you've actually chosen them, not pulled from a generic list that may not suit your home anyway.
  • Site conditions - if your block needs extra excavation or a retaining wall, that comes from what Tom finds when he actually looks at it, not a standard allowance that may be wrong for your property.
  • Anything you change your mind on - happens on almost every job. It's priced as a variation and signed off before it goes ahead, so there's never a surprise attached to it.
